Jacaranda Villas Newsletter

Happy New Year! We are excited to share some important updates and developments when we step into 2025.

1 New Property Management Team and transaction

As of January 2025, Jacaranda Villas is under new management. Livein Property Management Pty Ltd has taken over from Daisy Chen Family Trust, with Ryan and Emmy succeeding Simon Chen as the new property managers.

The transition occurred during the busy festive season of December 2024, including Christmas and New Year celebrations. To ensure a smooth handover and maintain the community’s cleanliness and freshness, Ryan and Emmy undertook hands-on training and collaborated to serve as caretakers before the transition. They led a thorough community cleanup and were involved in all the management tasks ensuring a smooth start to the new year.

2 Key caretaker tasks were accomplished during this transaction period

1)Solve the accumulation problem on the top floor (gym area)

After the rain, due to the limited drainage capacity on the third floor (there are only two drainage outlets in an area of 4 meters), fallen leaves and weeds accumulate for a long time, and water accumulates after rain. An extensive cleanup of the surrounding area has been completed and the problem has been resolved. Subsequent heavy rains confirmed the effectiveness of this effort, with no further accumulation of water.

2) Handling Unauthorized Access and Vandalism

External visitors enter the common areas, smoke in restrooms, get caught in the rain at public car washes, and linger in offices. This also caused damage to the faucets and water leakage in the office. Ryan and Simon intervened, repeatedly asking the woman to leave and communicating with the resident who claimed to have been visited. We want to remind all residents to accompany visitors in common areas and maintain a safe and clean environment in the community. If you find any suspicious persons, please get in touch with the community administrator immediately.

3) Water Tap Repairs and Maintenance

During the office tap repair, a vulnerability in the community’s plumbing system was discovered. Public area taps lacked individual shut-off valves, requiring the main water supply to be turned off for repairs. To address this, a thorough inspection of public taps was conducted. Overgrown areas were cleared, and hidden taps were uncovered to ensure future issues could be promptly identified and resolved.
